Dabinett provides a comprehensive project monitoring service on behalf of banks and other financial institutions. We advise on a range of aspects including; land and acquisition matters; statutory compliance; competency of the developer, professional team, contractor, and any proposed project management systems; financial appraisals; development, finance, consultancy, and construction agreements; development costs and programmes; quality control. Our reports are tailored to suit the requirements of each client and comprise of initial audit reports, periodic progress reports, and a completion report.
The initial audit reports cover all aspects of due diligence and are presented with the following information:
- An assessment of the Project Documents, including any Specifications, Drawings and Costs, comment on the level of tender received, on any bill of quantities (if provided), on whether the building can be completed for the amount stated and on the reasonableness of the amount for the subject development and comment on the reasonableness of the cash flow projections and the build programme, including information in respect of potential delays, scope of recovery, achievability within time etc.
- Confirmation that Planning Consent and Building Regulations approval have been obtained and comment on any conditions.
- Overview of the Contract Team, including the main contractor, subcontractors and consultants, including their suitability for the Project. Confirmation that a Principal Designer has been appointed.
Dabinett’s approach to project monitoring
Interim monitoring reports throughout the build period provide ongoing commentary on the development and advise on the drawdown of funds. The completion reports consider all final documentation i.e. warranties and certification etc and confirm whether all planning conditions have been discharged.
Recent developments include a new build Aldi store (project value £1.2 million), and the retail/residential conversion of former council offices (project value £1.9 million).
