We conducted a planned maintenance survey for our client of an industrial estate which dates to the late 1800’s. The estate contains 9 separate units many of which were further subdivided and included extensive external roads, pathways, retaining walls and landscaping.
Many of the buildings have been altered over the years but typically these comprise of steel framed structures with asbestos or metal clad roof coverings and wall panelling.
Our client was a tenant in the property which also sublet a number of the premises and required information in relation to the required maintenance to the site as a whole so that they could plan for required maintenance works. A plan also looked into the dilapidation liability for our client so that they could budget for works during the course of their lease to limit a dilapidation liability at the end of the term.
Dabinett provided a five year maintenance plan for the site and provided advice in relation to future proofing of the building and where there was an overlap between repairs and replacement works required to the premises as a whole.
Planned maintenance schedules provide a guide to maintenance work required to buildings, likely costs associated with these works and when these works may be necessary. We also categorise these maintenance items in relation to their importance of repair.
The planned maintenance schedule we prepared and covered over £1 million of works over a period of 5 years of which Dabinett have professional advised on the best way forward to maintain these buildings whilst taking into consideration the Landlord and Tenants lease obligations.
With the assistance of our specialist equipment (including a drone) and a team of three apt surveyors, we successfully surveyed the site on one brisk winters day and delivered the report promptly following the inspection.
