Project Requirement

A regular private investor was seeking to acquire several apartments in the centre of Manchester. The reports needed to provide concise recommendations of any works necessary to the internal areas, together with a review of the possible service charge liabilities.

A number of the properties were Listed buildings, making the structural condition all the more important as this could result in higher service charge liabilities if there were significant elements of work required.

Project Outcome

A detailed report of the building was prepared to cover any areas of structural concern. A full window schedule was completed which included photos of each window with a commentary on the condition and the necessary works. Dry rot was found throughout the building and plans were drafted detailing the extents.

Full building plans and elevations were completed for the building.

The inspection was carried out over a two day period to provide a fast turnaround of report and drawings.
