Dabinett has marked the halfway point in their contract with Conwy County Borough Council. The commission is for the inspection of Houses of Multiple Occupation (HMOs) in respect to the requirements of the Housing Act 2004.
To date over 400 individual flats have been inspected to assess the condition under the Housing Health and Safety Rating System (HHSRS). The system allows for a systematic approach to the inspection of buildings to ensure they meet minimum standards, but also to allow for the process of remediation where properties fall below the standards required.
These inspections are carried out part of the requirement of the Housing Act 2004 which imposes duties on local authorities to assess the condition of properties within the boroughs.
The inspections have highlighted a significant range in the standard of housing available in the private rented sector; with many properties being of excellent standards but with a great number being particularly poor and below the standard many people would reasonably expect to live in.
The work forms an element of the stock condition surveys which Dabinett have experience with for commercial, retail and residential portfolios.
